How to sell your home quickly

I have heard clients, looking to sell their home, complain about previous unsatisfactory experiences. They wonder why their home didn't sell as quickly as they wanted. They want to know how to speed up the process. Sometimes, they have conditionally or even unconditionally purchased another home, so the need to sell is even greater.

When it comes to trying to ensure the sale of your home, there are a number of factors that will help the process. Let me first outline the positives.

First is the need to have your home in a presentable condition. Some characteristics that enhance a homes ability to sell include: neutral paint colours, a bright and clean atmosphere, and minimal clutter. Remember first impressions are lasting ones. Studies show most potential buyers form an opinion about a home within minutes of walking into it.

Second - pricing your home properly is a vital in any sale. If a home is priced too high, it won't get enough traffic flow and thus its ability to sell will be compromised. This means that proper guidance from your real estate agent on pricing your home to sell is absolutely essential.

Third - exposure. This includes MLS®, print media and the Internet. All are essential in order to obtain awareness from potential buyers.

Fourth – open communication between you and your agent. Part of this communication should include feedback reports to you at a minimum of once a week. This is being proactive and the information can be very helpful for a seller in making any necessary adjustments to their home.

On the negative side: I believe it’s important to outline a number of qualities that can hurt the sale of your home. These include: odors (consider lighting scented candles), animals that meet potential buyers at the front door (consider walking them when a showing is scheduled), dirty bathrooms, dimly lit rooms, damp basements, poor curb appeal, and sellers who hang around during the showing. It is best to avoid these pitfalls when you are trying to sell your home.

In conclusion, selling your home can be a daunting task, one that can get more worrisome the longer it takes. That is why starting the selling process properly in the first place is so important. Time spent in the beginning making your home more appealing can definitely pay off in the end.

I have a hard time reading your information because for some reason it prints so small.

but on how to sell your home came up large enough to read.

No matter how much one might like thier colors if it they are not neutral it is a turn off. People want to picture thier items in the home. They do not want to have to repaint right away. Their move is as stressful for them as yours is for you. A flowered, or patterned couch will fit in any neutral color. If their flowered couch is in pinks and yellows it would not fit in a dark red room. It would go in a white or light beige. Keeps the colors light. My house has been on the market for over four months and I have done nothing except strip wall paper, remove carpets to show hardwood, paint and burn candles. I have even dropped the price. I am getting tired of painting. This is a wonderful house and worth the money but it really need to be repainted.

I do have a dog that stays but he is just a toy poodle and nearly 15 years old. Blind and just stays in his bed under an end table. The agent likes him to stay.
